About Primrose Valley

Primrose Valley is one of Haven's largest Yorkshire parks, set just south of Filey on the North Yorkshire coast. The park itself is flat, built around a lake, and many caravans and lodges have views out over Filey Bay. Haven describes the surrounding coastline as unspoilt, and Filey town is a short drive or a walk along the sands to the north.

Unlike many cliff-top parks, Primrose Valley has its own way down to the beach. Haven says the golden sands sit directly below the park, reached by a steep slope that isn't suitable for wheelchairs. For trains, Filey station is about three miles away on the Hull to Scarborough line.

What's on the park

  • Pools: two heated indoor pools: the Adventure Pool with tipping buckets, a toddler area and a multi-lane slide, and the calmer Lakeside Pool. Haven says the outdoor pool is closed for the rest of 2026, with 2027 dates still to be confirmed.
  • Entertainment: two evening entertainment venues with Haven's shows, plus the FunWorks amusement arcade.
  • Things to do: pedalos, kayaking and paddle boarding on the lake, an aerial adventure course, climbing wall, footgolf, archery, NERF and an inflatable arena in season.
  • Food and shopping: The Lakehouse restaurant, The Five Stones (a J D Wetherspoon pub), Cook's Fish & Chips, Burger King, Slim Chickens, Millie's Cookies and a supermarket.
  • For owners: Haven lists an owners' lounge, a private owners' gym, an owners' golf course, owner-only swim times, a wine club and welcome-back and end-of-season parties.

Around Filey, Scarborough and Bridlington

Filey's long beach, Victorian promenade and the rocky headland of Filey Brigg are close by, and you can walk there along the sand at low tide. Scarborough is about half an hour up the coast with its castle, harbour and two bays. Heading south, the RSPB reserve at Bempton Cliffs and Flamborough Head make a good day out, with Bridlington's harbour and seafront just beyond.

Swapping and letting at Primrose Valley

If you own a caravan here, you already have what makes a swap work: a holiday home on a park other owners want to visit. List it for free and you can swap weeks with owners elsewhere in the UK, Ireland and Europe, and pay nothing for the holiday. If a swap doesn't line up, you can offer a private let and keep 100% of the rent. Just check your licence agreement and the park's current rules on subletting first.

If you're looking for a stay, message the owner of any home above. You're dealing with a fellow owner who looks after their caravan, not a stranger, and there's no booking fee.

The season usually runs from around March to the end of October (Haven's owner site fees run from 1 March) — check current dates with the owner or the park.

Can I find a private let at Primrose Valley from an owner?

Some owners at Primrose Valley offer private lets as well as swaps. Message the owner directly to ask about dates and price. We don't take any commission.

Does Primrose Valley have direct beach access?

Are dogs allowed at Primrose Valley?

Haven welcomes dogs in a designated area of The Lakehouse bar and restaurant and on the lower terrace of The Five Stones, though not inside the pub itself. Whether a dog can come into a particular holiday home is down to each owner, who sets their own rules for their own caravan.

Many owners do, but every park has its own rules on subletting. Check your licence agreement and the park's current rules before you advertise a private let.
